Experience shows us that if planning permission is required then planners tend to favour Homesteads designs.

In most cases your Homestead Timber Office, Summerhouse, Studio, Gym, Hobby Room, etc. will be allowed without planning approval under the permitted development rights to your property. We will take care of your planning and building regulation requirements.

The planning basics are as follows:

With regard to “outbuildings” Permitted Development states that outbuildings closer to a boundary than 2m need to be lower than 2.5m high drastically limiting the internal headroom.

This is why most Garden room companies offer the flat roof box type of building like our “Oxford” design.

A flat roof under 2.5m external height.

A higher 3m-3.5m Ridge roof design like our Brighton/Richmond models have the following benefits:

An airier more spacious and less claustrophobic internal headroom.

The roof can have Velux skylights often crucial for art studios, gyms, hobby rooms etc.

Loft storage and mezzanine decks can be included.

A more attractive external tiled or shingled roof.

Ridge roof extra internal height. We will obtain planning permission for you if you prefer this.

At our free no obligation site survey we will determine the planning criteria for your property and advise you accordingly. If planning permission is required our, planning service initiates us as your agent where we will fill in and submit all the necessary forms, architectural and location plans on your behalf, all this for a charge of £250 (This is the planning application fee and an small admin charge). Planning permission normally takes 10-12 weeks to obtain and we will book the work in to our manufacturing schedule to coincide with the expected planning grant time.

Planning permission can be avoided if:

1) 2m can be left from all boundaries in the case of a pitched (apex) roof.

2) Your building is made with a flat roof under 2.5m high which is possible with any of our designs
