Installation & Build

Once the concrete base is ready, your garden room will be delivered to site on an access appropriate vehicle with a team of usually 3-4 installers.

Important note *These will be our direct employees and not sub-contractors.

Our Team Leader

Our team leader will introduce himself to you and will be your point of contact throughout the build. 

His job is to liaise with you during the project and answer any questions and deal with any requirements you may have along the way. 

Our insulated timber floor is laid first and covered with a protective membrane to keep It clean and dry during construction. Our aim is to get your garden room up and watertight on the first day before leaving site. Further days on site will be roof tiling, glazing, door fitting, internal insulation, wall and ceiling linings and internal painting.

Our pre install electrical/plumbing team will also visit to discuss access to the house supplies and routing for the main power/water/waste connections (if required) to your garden room. On completion of the garden room you will have the opportunity to fill in our quality control check off sheet with the team leader to make sure the building is exactly as you expect.

When your garden room is ready our in house electrician will meet with you to discuss your exact requirements relating to position of lights, double sockets and heater. Upon connection to the house supply he will issue building regulations approved installation certification.

Plumbing

Our installer will arrive to fit WC, basin, water heaters, shower, kitchenette facilities etc. Including connections to waste and water supplies.

Please note this can take a further 5-10 days depending on the amount,distance and complexities of the installation.

Electrics

Our electrician will discuss your exact requirements but our standard package includes a consumer unit (fuse board) 4 double sockets, tracks of spotlights suitable for garden room ordered and a heater with thermostat and timer.

The heating can be programmed to come on and off – just like your central heating. Electricity is connected to your house supply via armoured cable.

Specifications of our Garden Rooms

Our timber buildings are built to the highest specifications Since we started in 1989 the design of our buildings have evolved to correspond with our customers’ requirements for the ultimate garden office. Homestead Garden Offices and rooms are designed for all year round use and have an extremely long life expectancy. We have recently replaced an old cricket pavilion with similar sized timbers to ours which was built in 1949!

Insulation

Warning! Do not rely on a single skin garden centre log cabin type timber cladding to keep warm in winter. Our insulation system duplicates the system used in timber framed housing and mobile homes. The external and internal timber wall and roof claddings are fixed to a strong framework which creates a cavity. This cavity is then compacted with heat insulation which keeps your office warm in the winter and cool in the summer – just like a house.

Floor & Exterior Walls

97mm overall thickness solid floor consisting of 75mm x 50mm pressure treated floor joists at close centres with 22 x 150mm housing grade tongued and grooved redwood floorboards insulated underneath with thinsulate insulation.

10cm overall thickness timber framed wall consisting of 25mm horizontal Scandinavian Redwood kiln dried Weatherboard external cladding with breather membrane between 75 x 50 upright studwork with cavity wall insulation infill between and lined internally with 12mm redwood vertical tgv cladding.

Windows & Doors

Housing standard redwood windows conforming to BS644 Part 1 construction specifications complete with sliding ventilators, lockable handles, cantilevered hinges and rebates to accept up to 24mm thick toughened glass double glazed units.

Housing standard redwood dowelled and glued double doors with rebates able to accept up to 14mm thick toughened glass double glazing units. Light brass colour handles with key operated lever locks.

Protective finishes for exterior walls, window & doors.

1) Factory pressure application of Tecknos spray paint system available in assorted colours from the Sadolin colour range with recommended maintenance on site re-coating at 5 year intervals.

2) Factory application of Brown Crysolite spray preservative/stain system with recommended maintenance on site re-coating at 3 year intervals.
